Why does a broker charge start-up costs?

The broker incurs the start-up costs to put your house up for sale. Think of the costs to be

What start-up costs does the broker charge?
Start-up costs of the broker are part of the total fee you pay. That fee is what brokers
call the brokerage fee. For example, a broker calculates the cost of starting up for the:

7. promotion via social media and/or the newspaper

When do I pay the start-up costs?
Brokers charge an average of € 350 to € 750 for starting up, depending on the service
package. You usually pay these costs at the beginning, after you have instructed the real
estate agent to sell your house. This is the fee for the investment that the real estate
agent must make in order to be able to sell your home.
There are also brokers who only charge the start-up costs afterward, along with the
brokerage fee. You will only receive one invoice. Other brokers deduct the start-up costs
from the brokerage fee after the sale.
Brokerage fee and other brokerage fees on the sale
In addition to start-up costs, you also pay a brokerage fee for his services. There are no
standard rates for this. Many brokers charge 1 to 2.5% of the sale price as a brokerage
fee. Please note: the brokerage fee of a sales broker is not deductible from income tax.
Under certain conditions, you may only deduct costs for the financing of a (new)
home. In addition, there are other costs that the broker can charge:
- Advertising costs: costs to bring your home to the attention, both on REBUSEL and in,
for example, a local newspaper or on social media. You pay a few tens to several
hundred euros for this, depending on your wishes and the sales strategy that the broker
proposes.
- Withdrawal costs: do you no longer want to sell the house? Some brokers charge
withdrawal fees as compensation for the revenue they're missing out on because you
cancel the sale.
