Step 1: Understand the Real Estate Agent Qualifications

Before becoming a certified real estate broker, you need to obtain a Bachelor of Science Degree in Real Estate Management (BS REM). It’s a prerequisite the Real Estate Services Act (Republic Act 9646) mandated. It states that all individuals who carry out public real estate services should possess the necessary understanding and be government-licensed and government-registered.

 

Additionally, before taking the exam, you need to get a Bachelor of Science in Real Estate Management (BS REM) based on the memorandum issued by Commission on Higher Education (CHED), also issued Memorandum Order 28. It’s a 4-year degree course offered in some colleges and universities, including De La Salle University, Philippine Christian  University, and STI Colleges, to name a few.

 

You can also take a real estate broker course under the Technical Education and Skills Development Authority (TESDA). It’s a government agency that manages and oversees technical education and skills (TESD).

After acquiring your BS REM, you need to pass the Professional Regulation Commission (PRC) exam. Submit the required documents like the ones usually asked from graduates of other fields of study. Step 2: Register with the Professional Regulation Commission (PRC)

●     Completely filled-out PRC Application Form

 

●     Community Tax Certificate

 

●     NSO/ PSA Marriage Contract (For Married Female Applicants)

●     Four (4) Passport-Sized Pictures (with white background and name tag)

 

●     Valid NBI Clearance (First Timers & Repeaters)

 

●     Transcript of Records with Scanned Picture (For Board Examination Purposes)

 

●     Bachelor’s degree in Real Estate Management (BS REM) Diploma

 

●     ₱900 Examination Fee

 

After getting approval, you’ll receive a permit from the agency’s Board of Real Estate Service, allowing you to take the real estate broker license exam.

 

 

Step 3: Take and Be Sure to Pass the Real Estate Licensure Exam

You must pass this examination to become a licensed real estate agent. Remember the examinations’ date and time, including the venue. Results are generally published in national newspapers and on the PRC website within 3 to 5 working days after taking the test.

 

After passing the exam, you can now register online on the PRC website for your Professional Identification Card and Certificate of Registration issuance.

 

Go to the PRC office where you choose to register and bring the following requirements:

 

●     Notice of Admission (for identification only)

 

●     Duly accomplished Oath Form or Panunumpa Ng Propesyonal

 

●     One (1) short brown envelope

 

●     Two (2) sets of Documentary Stamps

 

●     Two (2) Colored Passport Photos (with white background and name tag)

 

●     Original Surety Bond (P20,000 minimum amount) with the Professional Regulation Commission (PRC)/ Housing and Land Use Regulatory Board (HLURB) as Obligee

 

After granting your real estate agent certification, your next step is registering with the Land Use Regulatory Board (HLURB) before you can become an authorized real estate broker.

  

 

Step 4: Register with the Housing and Land Use Regulatory Board (HLURB)

According to the law, all Filipino Real Estate Brokers must register with the Housing and Land Use Regulatory Board (HLURB). Accomplish all the needed documents to obtain your HLURB Certificate of Registration.
